    RENTING + MOVING IN = LIVING

    General information about renting
    First occupancy is possible from 01 March 2020. The minimum rental period for an apartment is six months. In addition, termination notice will be given in accordance with the statutory period of notice.

    Depending on type and size, the basic rent for an apartment starts at 460 € per month, plus an advance payment of 4,39 € per sqm for operating costs. This includes the costs for the use of the Internet (up to 20 Mbit/sec.), the broadband connection with TV and radio, heating as well as all general operating costs such as water, drainage, elevator, waste disposal, etc... The costs for electricity consumption are not included, and every tenant is responsible for the electricity registration when moving in.

    The URBAN BASE DRESDEN is not only designed for student living. The micro-apartments are perfectly suited for all professionals or commuters, for singles or single pensioners, for young professionals or temporary expats with high mobility.

    We also rent to people under 18. In this case we conclude the rental contract with the parents. This requires financial proof from the parents (employment contract, salary statements).

    The 1-room apartments are each designed for one tenant and may only be occupied by one person. The double apartments are suitable for 2 persons. Guests are of course allowed as visitors. All apartments are non-smoking rooms and are fully furnished.

      This is your signature to confirm the accuracy of all your details and your desired apartment type. If the prospective tenant is under the age of 18, the parents must complete and sign the forms.
    • Credit Check
      Here we need 3 salary statements or the employment contract from you or your parents and a report from Schufa or Crefo. We must be able to verify that the monthly rent can be paid.

    After checking the documents you have submitted and a credit check, we will send you an e-mail with some suggestions for apartments in the building - depending on the availability of your desired type.

    Now select your apartment and inform us of your decision by e-mail.

    Sign your rental agreement!
    You will receive your prepared rental agreement by e-mail. Please print it out twice, sign it and send it to us by post. If the prospective tenant is under 18, the parents must rent the apartment for their child. You can view a sample rental contract with all attachments such as house rules, energy certificate, operating costs regulation and much more information on the website under Downloads.
    Deposit payment: The deposit of three net cold rents must be paid approximately one week before the handover date to the account specified in the rental agreement. The deposit serves as security for the landlord and is invested in a trust account as long as you are a tenant.

    Receive your keys!
    We will arrange an appointment with you to hand over the keys. Now all you have to do is register the electricity with the chosen provider - and nothing stands in the way of your move! All additional costs of the apartment, such as heating, water, Internet, cable connection and other operating costs will be billed to you via the operating flat rate.
